Plaster or Drywall? Replacing a Failed Ceiling in Miami
The ceiling is open. Maybe a section came down on its own, maybe your contractor cut out a wet area after a roof leak or a failed line from the unit above, maybe the whole thing sounded so hollow that taking it down was the only honest option. Either way you are standing in a room looking at exposed framing, bare wood lath, or raw concrete, and someone is asking you a question you did not expect to answer today: do you want plaster or drywall?
First, understand what actually failed
In older South Florida houses, the 1920s through 1940s homes you find in Coral Gables, Miami Shores, Morningside, and much of Miami Beach, ceilings are three coats of lime or gypsum plaster pushed through narrow wood lath. The plaster that squeezes through the gaps between the lath strips mushrooms out on the back side and hardens. Those blobs are called keys, and they are the only thing holding the ceiling up.
Decades of humidity, salt air, hurricane-season roof intrusions, and any sustained water event will break those keys. The plaster itself is usually still rock hard. That is why a ceiling can look perfect from below and still be hanging on almost nothing.
So the real question is not whether plaster is better than drywall. It is what you are attaching to, and what finish you need to match.
The Miami wrinkle: is there even a cavity up there?
Before anything else, find out what is above the finish. In most Brickell, Edgewater, and Miami Beach condo towers, and in a great many post-war houses here, the ceiling is not framed at all. It is the underside of a poured concrete slab with a thin plaster or stucco skim troweled directly onto it.
That changes the whole conversation. There is nothing to screw into and no cavity to hide anything in. Your two real options become re-skimming the slab directly, or furring down and hanging board below it, which costs you an inch or two of ceiling height and has to clear whatever conduit or plumbing is surface-run up there. If a contractor quotes you a standard drywall ceiling in a concrete building without saying which of those two he is doing, he has not looked.
Option 1: Rebuild in drywall
Where you do have framing, this is the fastest and least expensive path. Five-eighths-inch board screwed to the joists, or to furring strips if the framing is out of plane, then taped, three coats of compound, and sanded.
In a room with a flat ceiling and no ornamental work, a properly finished drywall ceiling is indistinguishable from plaster once it is painted. Given the humidity here, ask for paperless or mold-resistant board rather than standard white rock, especially in a bathroom, kitchen, or anywhere the ceiling failed because of water in the first place. The cost difference is small and the paper facing is what mold actually feeds on.
The catch on an older house is the edges. Drywall is thinner than the plaster it replaces, so where new board meets surviving original plaster you get a step. That has to be furred out or skimmed flush, or you will see the line under every lamp in the room.
Option 2: Blueboard and veneer plaster, the middle path
This is where most serious jobs in Coral Gables and the older Beach houses land.
Blueboard is hung like drywall, then one or two thin coats of veneer plaster are troweled across the entire ceiling as a single surface. You get a hard, monolithic plaster finish with no taped seams to telegraph later, and critically it matches the way real plaster reflects light. Flat joint compound does not. In a Mediterranean Revival room with tall windows and hard South Florida sun coming in sideways, that difference is visible from across the room.
It costs somewhat more than drywall and adds a day or two. On a ceiling where any original plaster is staying, it is worth it.
Option 3: Traditional three-coat plaster
Rarely the right answer, but sometimes the only one. Reach for it when you are in a historic district with an ornamental ceiling being restored, or you have a genuinely intact original surface that has to be matched exactly. It is a wet trade with real drying time between coats, it costs considerably more, and the number of people in Miami who can still do it properly is small.
The part everyone forgets: what happens at the perimeter
Cornices, coves, ceiling medallions, picture rails. If you lost the field of the ceiling but the plaster cove around the edge survived, the new ceiling has to land at exactly the right height. Come in too low with plain drywall and the cove looks like it is floating off the wall with a shadow line under it. Blueboard and veneer, or furring plus a skim coat, brings you back flush.
Do not close it up wet
This matters more here than almost anywhere. If the ceiling failed because of water, get moisture readings on the framing and the surrounding wall before the new board goes on, and make sure the source is actually fixed. In this climate a closed wet cavity does not dry out on its own. It becomes a mold remediation job, and a far more expensive one than the ceiling you were originally repairing.
If you are in a condo, expect the association to want a certificate of insurance and an approved contractor on file before anyone starts, and if the water came from a common element or the unit above, document everything before it disappears behind new board.
So which one
Flat framed ceiling, entire surface coming out, budget matters: drywall, with mold-resistant board.
Older house with surviving plaster, coves, or moldings: blueboard and veneer plaster.
Concrete slab overhead: re-skim the slab, or fur down and board if the slab is too far out of plane.
Historic district or ornamental ceiling: traditional plaster with a restoration specialist.
